He can get private money from hard money lenders, but he would much rather borrow from family and friends. He can pay monthly interest or let it accrue. I have done both. I have monthly income from some investments, and others I am letting accrue. several have already paid off, as he sold the houses, and because I hold the lein on these, the title company cuts me a check. Besides interest on the money, he also paid me origination fees (points) on the money. Not bad. He is doing a fantastic job.
